Cleaners in Mill Hill

Mill Hill is NW7, east of Edgware across the Edgware Brook, and as far as our diary is concerned it is three places rather than one. There is the old village core with its period houses, the 1930s semis on the slopes below it, and the new build at Mill Hill East, which is a different job again. We price all three the same way. We do not plan them the same way. A one bedroom handover clean is £207 and a two bedroom £243 wherever in NW7 it sits.

Mill Hill East and the tenancy cycle

The new blocks have brought a lot of rented flats into a postcode that used to be almost entirely houses, and rented flats mean move out cleans on a cycle. New build is quicker to clean than an old house, because the surfaces are modern and nothing is worn through, but the agreements on these blocks tend to be strict about carpets and the oven. Read the check-in report before you decide what to leave off, since if the floors were extracted at check-in the clerk will expect the same at the end. Access is the other thing worth a sentence: several of the blocks are managed and want contractors named in advance, so pass on the block name and the managing agent when you book.

Old boards at the village end

Up towards the village the houses are older and a fair few still have original boards or parquet sitting under fitted carpet. That controls how we clean a carpet in NW7. Too much water on unsealed blocks and they cup at the edges, so the machine runs at a lower moisture setting and takes more dry passes to compensate. Carpets are £36 a bedroom, £43 for a living room and £61 for a through lounge, and a through lounge is common in the 1930s houses on the slopes where the two reception rooms were knocked into one at some point in the seventies. Getting the van across

The A41 and the M1 at junction 4 are both close, which makes Mill Hill easy to reach from the Edgware side even when the A5 is slow. Parking is generally fine on the residential streets, with most houses holding a drive or a decent frontage. Around the newer blocks it is tighter and often controlled, so tell us the block name and we will check what is needed before the day rather than on it.

Tenancy cleans in the flats, carpets in the houses, and a steady run of one off deep cleans from £186 where somebody has bought an older house and wants it stripped back before the furniture goes in. That last one is the most satisfying work we do. An empty period house with two cleaners in it for four hours looks like a different building by the end, and £238 is not much money for that. Bigger houses want three cleaners, which is £264 for three hours or £342 for four.

Scale in a house that has stood empty

NW7 draws the same hard supply as the rest of the area, so screens, taps and kettles all fur up. There is a local wrinkle worth flagging when you ring. If a house has stood empty for a few months between owners, the scale on the taps and around the toilet has dried hard and it takes noticeably longer to shift than fresh deposit does. £243, which is the two bedroom band. A single oven puts £77 on top and floors open at £36 a bedroom, worth adding where the check-in report shows they were extracted at the start, since the agent will look for the same at the end.

Can you clean a carpet laid over old floorboards?

Yes, though it wants a lighter touch. The moisture setting comes down and extra dry passes go on, so water never reaches the boards. Name the floor type at the booking and the machine is set before anybody starts.

Do you need permission from a managing agent at Mill Hill East?
